Most homes should service annually. Offices, guesthouses, restaurants, and any high-use commercial system should service every six months. Coastal properties benefit from more frequent servicing because of salt corrosion.
What a real service includes
A proper service is more than a wipe-down. Filters get cleaned or replaced, coils get chemically cleaned, drains are flushed, refrigerant pressure is checked, and the electrical connections are inspected. You should also get a short written report.
Warning signs not to ignore
Weak airflow, water dripping inside, a burning or musty smell, ice forming on the pipes, or the unit tripping the breaker are all signs to book service now. Small problems become expensive compressor problems fast.
